My Job Description:
Direct and manage daily operations of the Facilities Department including preventative maintenance, replacement and repair of manufacturing and process equipment. Monitor and maintain utilities and related facility services for all buildings, grounds and production operations. This includes electrical power and lighting, water and sewage, telephone operation, layout engineering, equipment installation and related continuous improvement initiatives.
Twenty-four (24) plus years of experience in Facilities Management or a similar field with supervisory and management responsibilities. Ability to lead and direct high performance team.
My major responsibilities are as follow:
1.Plan and direct the operational teams of the Facilities Department including the tool room, maintenance, tool design, controls and manufacturing/industrial engineers. Select and train immediate staff, assign a monitor work, appraise and performance and recommend merit increases, promotions or transfers in accordance with established policy.
2.Develop and control annual budgets for utilities, building grounds, and production equipment maintenance and approve expenditures.
3.Write Specifications negotiate contracts and direct services of outside vendors such as general contractors for roofing, janitorial services, lawn and landscaping maintenance and general construction.
4.Estimate construction cost and direct the renovation/construction as required for office and manufacturing buildings, utilities and services.
5.Supervise the daily operations of Facilities personnel in the planning and scheduling of design, maintenance, repair and construction work on production and process equipment.
6.Manage hazardous waste storage and removal and work with outside contractors, management and employees to ensure and maintain environmental, safety and health compliance in accordance with company policy and regulatory requirements.
7.Monitor and assist in maintaining ISO initiatives via Preventative Maintenance and Facilities Request Databases.
8.Work with outside vendors to maintain and improve owned equipment.
9.Lead and supervise a team of both non-exempt and exempt level professionals.

My Accomplishments
Executed and Maintained Project Monthly Planner: Created post, and executed 12 month improvement planners for each month.
Maintain RM-30 Preventative Program. Held a 92 % and above completion rate, and a planned vs. unplanned maintenance over 25.1 Ratio
Capital Project. All capital projects were on time, and within or under budget due to our maintenance Dept, which I controlled, on the installation; the machine came up on time with no problem.
Update our Safety Lock and Tag Out. There was no procedure for locking out machines when they were being worked on. I had developed a lock out, and a tag out procedure.
Update our Maint: Startup Checklist-There was some problems at startup of the plant in the morning. I had made a startup checklist form, for the mechanics to us. This checklist would prompt the mechanics to startup all machines while inspecting them for any possible problems before production begin.
I have Developed a Shutdown Check List: For our production group lead to us when it is time to shutdown so nothing gets overlooked. This has been in place in our effort to lower utility cost for machines, lighting, and conveyor left running while not in use.
Achieve Maintenance and production manning budget. Kept all labor cost within budget.
I have developed a Parts Program. This would allow the mechanics to locate parts they need to keep production running with minimum downtime waiting one repairs.
Schedule and Controlled a Preventive Maint: Program. This tool helps the mechanics find problems with the machines before they would breakdown and cause downtime on the production line. It would also allow the Maintenance Department to find ways to improve the machines on the line so it could produce with less downtime and to help the operator better understand the machine by assisting the mechanics with the audit of machines. So when the operator feels- hear - or think something is not right on the machines and can explain it to the mechanics with a better understanding. With this tool and the way we are using it helps us maintain a 99.8 % completion, and a 50 planned repairs vs. 1 unplanned repair
Change over Time. When I first came aboard the changeover time from one product to the other was on an average 12.5 hours. After observing several changeovers myself I had found ways to cut the changeover time down to 4.5 hours.
I Developed Startup Checklist. There were some problems at startup of the plant in the morning. I had made a startup checklist form, for the mechanics to us. This checklist would prompt the mechanics to startup all machines while inspecting them for any possible problems before production.
Controlled Waste- Brought down the waste of producing product by having more operator awareness.
