Leasing both residential and large commercial tracts. Closed several large commercial tracts in a highly competitive market. TAD, OPR, contracts, Title Research. Had the responsibility of negotiating and leasing all commercial tracts closest to the drill sites.
Petroleum Landman / PFM, LLC FT. Worth, TX. 01/06 – 11/07
Title Research, Run Sheets, Leasing, TAD, OPR, also handled the construction issues and leasing for the office to move locations. Company had a 30% layoff.
Property Manager / McCord Development Dallas, TX. 08/04 – 12/05
Managed a 240 unit with a staff of five. The property was trending in the 70% range when I arrived and my team and I brought it to 97% upon my departure. Cash flow was an issue that had to be monitored very close due to the low occupancy and capital maintenance issues that were never addressed. I was able to increase income by $18,000 per month due to renegotiating contracts and managing expenses. Heavy marketing was required in order to maintain as well as increase occupancy without decreasing cash flow. I left due to the increased crime issues and concern for personal safety.
Senior Operations Manager / SW Incorporated Scottsdale, AZ. 06/02 – 07/04
In charge of all operations for a 21year old service company, implemented marketing, estimating, scheduling, A/P, A/R, promotions, customer service, budget control, PR, collections, financial reporting implementation. Worked hand in hand with owner to ensure financial goals and expectations were met. Within my first three months of employment I acquired and personally oversaw the entire account for the second largest car dealership in the nation. My position ended as per a pre employment contract agreement.
Property Manager / EPT Management Dallas, TX 01/01 – 05/02
Managed an 857 unit asset located on 47 acres. Supervised a staff of 23. Responsibilities included crisis management, implementation of resident retention programs, accounting, expenses, property maintenance, monthly and quarterly reporting, project deadlines, budget preparation, expense analysis/reduction, insurance claims reporting, all aspect of property management. Accomplished and occupancy goal of 85% to 92% within five weeks of employment. Laid off due to unforeseen financial circumstances within the company.

Managed a 144 REIT, Budgeting, expense control, project deadlines, staff supervision, monthly and quarterly reporting, and all aspects of property management. Relocated to Ft. Worth.
