• Vector Pipeline L.P. in East Lansing, Michigan. Called in as Office Supervisor and as such, recruited and trained data entry person and person to work in mortgage subordinations. As Document Specialist, reviewed supplemental file action required prior to document preparation. Designed and created easements and other documents needed to clarify and confirm accuracy of all acquisitions. Merged permanent office files with title update, agent and correspondence files preparatory to construction cleanup and file review, facilitating final file closeout.
Senior Right-of-Way Agent 1999 - November 2000
• Northern Natural Gas in Omaha, Nebraska. Verified complete and accurate project files for final storage. Proved accuracy of title, legal descriptions on Exhibits and plats, and tract acquisition. Edited each tract and file document, located and obtained missing paperwork from courthouse records, railroads, highways, utilities or company files. Entered individual tract files into data system. Upon final review, purged unnecessary documents from files.
• Designed and set up database to track completed work orders. Project files averaged 40 tracts each, with several projects overlapping from one pipeline to another, documents to be coordinated and connected with each separate work order.
• February 1999 - May 1999 Northern Natural Gas in Fremont, Nebraska. Acquired gas tap conversion or buy-out agreements. Updated title, talked with landowners to achieve results best suited to company and landowner utilizing negotiating skills in difficult situations. Set up Access database for over 2000 tracts, completing entry of all information to provide tracking reports.

Right-of-Way Agent, Senior Level July 1998 - December 1998
• Lakehead Pipe Line Company L.P. - 140+ mile crude oil pipeline in Illinois. Responsible for 100+ landowners and tenants in McHenry County (from North Illinois border to Kane County), working with and acting as liaison between company and landowner to maintain agreeable landowner relations. During all phases of construction, negotiated to acquire extra workspace, valve site permits, and rights for access roads. Settled damages resulting from survey to final cleanup phases of construction. Negotiated with landowners and tenants to establish a procedure of self-cleanup including chisel plowing and rock picking, expediting final cleanup.
Senior Document Specialist April 1997 - June 1998
• Called in as Office Supervisor to coordinate projects and engender cooperative spirit of internal office personnel. Created all custom and standard documents relating to easement acquisition, utilizing special clauses and requirements on as needed basis for easements, permits, licenses, exhibits, contracts, affidavits, and various other forms. Set up Access database for 1800+ Landowners and 1000+ road, railroad and water crossings. Created reports from database for visual tracking of easement acquisition and pipeline progress. Trained assistant to input data and maintain database. Reviewed all title, tract sketches and legal descriptions prior to the printing of easements.

• Started project in Stevens Point, Wisconsin for crude oil pipeline in Wisconsin, the Northern spread of the Illinois pipeline. Set up Access database of over 2000 tracts for Project, originating field design needed for entry of all pipeline tracts. Edited Line List, inputting tracts, crossings, and landowner data. Created all easements and related documents, maintained tracking system for data retrieval, designed reports from Access database to assist in the follow up process. Reviewed all title, tract sketches and legal descriptions prior to the printing of documents.
