2003-Present, Consulting Services, Self Employed: for various Business and Municipalities included The Maguire Group, Inc. specializing in job review, inspection, progress measurement for earned value, quantity tracking and cost review of projects such as: Putnam Place Redevelopment, The City of Fitchburg, Ma. Projects include: DRS/PTI, The Registry of Deeds, budget and scheduling, reviewing specifications and creating proposals, bid packages and estimates for new construction projects. Talreadi Road Improvements, the City of Plainfield, CT. and K & L Construction, LLC. Review land for new development, provide budget and timeline for construction completion.
2002, SRC Construction, Inc., Project Manager: Responsible for rehab of 58 units and 250 units of low income housing north of Hartford, providing scope and contracts for all subcontracted work including over 70 percent certified minority participation for both projects.
2001, Kaestle-Boos Associates, Inc. Architects, Construction Administrator: Contract Administration for six months, Bidding, RFI's/ASI's, Negotiation of Change Orders, Change Order Directives and Proposals, Requisition Review and Approval, Site Inspection and Job Meeting Reports, Correspondence, Punch List and close-out using expedition software for: The New Dartmouth High School, project cost 50 million, The New Rham High School and renovation of the Rham Middle School, cost 70 million.
1998-2001, Sarazin General Contractors, Inc. Project Manager / Estimator: A medium size construction company doing 15 to 25 million per year. Project Manage & Estimate Municipal and State work. Responsible for plan review, cost/quantity estimates and supporting budgets, contract negotiation, coordinating site and administrative details and maintaining positive working relationship between all parties. Directed, tract and troubleshot projects on a daily basis, conducted meetings to address design, logistical and construction problems. Projects involved Child Development Center, 2 LDS Churches, and Oil Spill Facility for the DEP, Combat Simulator and Emergency Response Facility for the DPW, Municipal Senior Center. Total project value 7 mil.
1994-1998, Ocean World Learning, Inc. Owner's Rep./Construction Manager: Responsible for program and design development, involved in interviewing and hiring A & E, Consultants, and Construction Management Firm. Provided preliminary budgets for all building programs. Formed strategies for site development utilizing remediation of the site as part of the construction process and final approvals. Through value engineering save 3 million on phase 1 and brought the project in at 13.5 million. Worked with the D.E.P. to increase funding by $700,000 dollars. Planned and managed design program for phase 2 and 3, for a Hotel 72,000 s/f, Camp Wing for 250 students 15,000 s/f, phase 4 Retail Shops, 23, 000 sf. and phase 5 a 100
Slip Marina, total project value was approx. 42 million. Provided all approvals and permitting of 5 phases in the final site plans for project to go forward within 12 months.
1990-1994, Angelo Monarca & Son, Inc., Estimator /Project Manager:
A startup company, my responsibility for growth of two general contracting firms, union/nonunion, increasing sales from $ 500 thousand to 4.5 million in the third year of operation. Established business plan, solicited working capitol for the owner. Developed bonding program, operating budget and administrative controls. Wrote and enforced contracts, conducted meetings to expediently address ambiguities in plans and specifications. Negotiated and purchased all subcontracts & suppliers. Completed all hard bid estimates, accelerated scheduling, purchasing. Monitored staff and equipment of 50 to 75 employees in the field.
1989, Bank Building Corp. Project Manager/Senior Estimator: Reported to V.P. General Manager. Directed to head up the Estimating department for the Eastern Region, moving the company into commercial hard bid market along with design/build for banks, university, institutional, health care and public housing projects. Successfully generated 5.2 million in the hard bid market, and negotiated 9 million in design/build work in three months.
1988-1989, Pratt General Contractors, Inc. Senior Project Manager: Project manager working in the commercial and private market, purchased tracked and troubleshot projects, wrote and enforced contracts, was responsible for 19 million in negotiated work. Projects included: Early Childhood Center, 228 Condo units.
1986-1988, A. J. Lane Construction, Inc. Director of Construction: Startup satellite office for Connecticut & Western MA., responsible for Administration and Management for a General Contractor / Developer with revenues of 175 million annually. Took projects from design concept through completion on schedule and within or below budget. Evaluated land for future projects. Completed 45 million in projects within the first 18 months, with 120 million in the planning stage.
Projected budgets came within two percent of the actual cost to complete. Managed 12 people in the office, all subcontracted work.
