Project Manager for thirteen active subdivisions. Responsibilities include land purchase feasibility studies, budget and pro-forma preparation, land use planning, land entitlement for Tentative Map and Final Map approval, phased land development schedules, water rights purchase, perfection and dedication, qualify and selection Civil Engineers, Survey and Geotechnical Consultants. Preparation of City & County "Improvement Agreements", and provide improvement bonds. Develop contract scopes necessary for bidding General Engineering Contractors, Landscape Architects, Contractors and various other vendors associated with residential subdivision development. Projects included a $7 million dollar, 40,000 sq. ft. office expansion for Sanyo, a $5.5 million dollar multi-floor high rise office interior renovation for Simpra Energy, a $4 million dollar tenant improvement corporate headquarters for California First National Bank and managed numerous smaller projects for San Diego Gas & Electric.

Owned and operated a successful general contracting company. Employed fifteen full time office and field workers. Worked as a contracted "Construction Manager" for Wells Fargo Bank. Acted as the bank's consultant to perform project cost analysis, prepared construction schedules, and Project Manager for multiple commercial renovation projects throughout San Diego County.
