Overview of Responsibilities: Initial client contact on projects from conception to finalization, attendance of all project-related meetings with client and/or government agencies, provide simultaneous project management of design and drafting through final submission of multiple projects, business development, writing of contracts and contract negotiations, project design, county negotiations, and quality control.
BREAKDOWN OF RESPONSIBILITIES:
1. Project Management Responsibilities:
a. Meet with client to establish the initial concept for land development and provide the client with a sketch plan for their approval prior to beginning final design.
b. Write the contract for engineering and land surveying services and submit to client for review and approval.
c. Establish the scheduling of the design, drafting and submission of projects and permit applications.
d. Oversee the land planning, design, drafting and county/state review of projects.
e. Provide quality control through checking of plans for conformance with the applicable County and State design and zoning regulations.

f. Write all letters of correspondence to the County or State for waivers of storm water management, proffer interpretations, construction avoidance escrows, comment response letters, etc.
g. Track the status of plans under review by the County or State and keep the client updated as to the progress of review.
h. Attend all County, State and E.S.I. project review meetings and perform the necessary negotiations on the various review agency comments.
i. Review all time charged against projects and approve the billing of said time, with regard to the contract provisions.

CONSTRUCTION MANAGEMENT AND FIELD INSPECTION: 5 YRS.
A.Resolve construction problems onsite to the satisfaction of the contractor and governing agency involved. Provide inspection for the proper installation of all sanitary, storm and waterline piping, roads, underground electric and transformer pads, curb and gutter, sidewalks, asphalt, landscaping etc..
B.Prepare complete cost estimates for site construction. Prepare bond estimates for construction financing and insurance purposes. Prepare siltation erosion control bond estimates and bond reductions for based on percentage of completed construction.
