RESUME

EXPERIENCE
I have over 20 years of management experience based on a direct knowledge of operations and procedures in high volume environment of engineering and construction companies during pre-construction and construction phases of horizontal and vertical projects. I'm self starter with attention to detail and strong analytical and conceptual ability and skills, I have provided a leadership in assigned projects resulting in successful and safe projects completed on time and within budget. My knowledge of engineering principals and construction methods from preliminary to completion stages attributes to excellent interfacing with permitting and inspecting governmental regulatory agencies, use of FDOT and AIA documents, RFP's, RFI's and CO's from vendors and suppliers, getting a best value and quality for company and clients. All projects benefited from my daily attention to schedule, scope of work, quality and budget, prompt monthly reports of project status and timely processing of payment requisitions.
Projects designed, supervised and/or managed under my direction, individually or as a team effort, include new construction and renovations of single family developments, multi-family, condominiums, shopping centers, office, hotel sites and buildings, industrial parks, property management, warranty & insurance claims, water and wastewater systems.

* Engineering: Working for a consulting engineering companies as a highway designer I worked on designs and quantity estimates of DOT and municipal highway and bridge projects. I was engaged in design and construction supervision of water and wastewater treatment plants, modifications, reconstruction and upgrading of existing facilities. Being a member of engineering and construction team of a large new community development project, I participated in planning, design, estimating, scheduling and construction of residential, commercial and industrial developments throughout Florida. In other times I have been responsible for design and permitting of various stormwater drainage systems for many development projects.

* Acquisition: I was in a leading position identifying potential development sites matching company needs. I performed all due diligence tasks consisting of obtaining surveys, environmental and geotechnical reports, title search and entitlement rights in an addition to my own investigations, cost analysis and reviews. When appropriate, I negotiated with a seller for mutually acceptable sale or lease agreements and contingencies. My findings and preliminary cost opinions, supported by reports from other consultants, were assembled into a final report upon which a feasibility of property acquisition was determined.

* Pre-construction: Based on the information from a due diligence analysis on selected projects, I selected a team of professionals, including planners, surveyors, architects, civil, structural, environmental and geotechnical engineers and legal advisors to prepare development plans for governmental agencies approval. During this process I closely monitored a design progress to ensure a compliance with company guidelines. I continuously updated development budgets and coordinated design efforts to maximize values for owners.
Upon obtaining approvals and permits for projects I secured construction proposal from qualified contractors, evaluated received proposals for completeness and prepared contract documents and final budgets and schedules based on selected proposal.

* Construction Management: Utilizing my experience I have prevented and/or provided workable solutions to problem situations on many projects under my supervision. Constant communications with a contractor and frequent visits to job sites were beneficial to my success in monitoring multiple ongoing projects. Timely processing of contractors pay requests and change orders kept my projects on projected time and cost schedules. My good relations with agencies in many cases minimized misunderstandings and mistrusts common to construction phases of any development.
