Carrier Achievements:

* Work for Income tax Department:

In 2002-2003, I worked as a Valuer (Appraiser) on behalf of the Income Tax Department. I took up the valuations of immovable properties, which were / are in possession of a big Construction Company. That company was under investigation of Income Tax Department. Though there were department valuers also, yet the work was of such type, department had gone for the independent valuer. I got remarkable achievement by successfully completed that task by going to different registrar offices to collect the sell deeds, to different other authorities to get the plans, layouts, etc. After in-depth discussion with the department officer, I have submitted all the reports with strong legal backgrounds and evidences. That reports and other analytical assessments I had put before the department were proved a great tool to proceed with the action. Though I had received professional fees (sometimes token fee) for the task, it was one of the services, I had offered in national interest.

In response, the department had appreciated my work in writing. The attached Appreciations Letter is self-explanatory.

* Work for Ferrous Scrap Committee:

The Ferrous Scrap Committee (Constituted by Ministry of Iron & Steel, Government of India) had appointed me as a single Engineer / Valuer in Bhavnagar district to take up the Estimation / Valuations of L.P.G. and the Hazardous waste Godown, which were constructed by Ship Breakers in Alang Ship Breaking Yard – Bhavnagar – Largest Ship Breaking Yard in Asia.

* Work for Notified Area Officer, Alang, District- Bhavnagar:

Last big engineering / valuation project was performed in town: - Alang (50 Km. away from Bhavnagar city) for Alang-Sosiya Notified Area. Six village falls under the declared notified area. Approximately 850 premises measured and valued in record time span of six months.

Experience Detail:

A As an Engineer:

Since 1988, I have planned and constructed more than 300 buildings, which falls under different Categories named- Residential, Commercial, Industrial etc. (I have license of Bhavnagar Municipal Corporation to act as an Engineer). In addition, I have license to act as Structural Engineer in Bhavnagar.

The construction work executed in residential type is subdivided as Tenement type structures ranges from 40 sq.m. to about 250 sq.m. in area.
Some of them are very good in aesthetic view. Flat/Apartment buildings are also constructed up to 350 sq.m. in area."

I also executed Commercial buildings / complexes and some of them are self-developed schemes.
Industrial buildings and the school buildings are also executed.
I have a specialty in the repairing-Retrofitting work. The repairing work is carried out without affecting the adjacent constructions. Meanwhile the usage of existing structure may also not affected.
I have developed three schemes of residential buildings (total 11 buildings) and two commercial buildings independently (self developed schemes).
B As Govt. Regd. Valuer:

Since 1999, I practice as Government Registered Valuer and engaged in Valuation of Immovable properties i.e. Land & Building. As a valuer, I have passed through all kinds of immovable properties and valued these properties for different purposes like Bank loan purpose, Capital gain tax purpose, etc. I'm on the list of paneled valuers for lot of nationalised as well as co-op. Banks in Bhavnagar and its surrounding area.

I am also a Fellow in the Institution of Valuer and I've worked as Council member of Institution of Valuers, Gujarat zone."

In 2003-2004, I have completed a challenging job of Valuation for Alang Notified Area, Alang, Dist.-Bhavnagar. I have valued about 850 properties in a time spell of about 6 months.
My work as a Valuer has been very much appreciated by Department of Income Tax. In 2003, I valued lot of properties during and after various searches conducted by Dept. of I.T. Department gave me Appreciation Letter for the task carried out.

C As Surveyor & Loss Assessor:

In 1999, I got the registration to act as Surveyor & Loss Assessor. At the time of Earthquake in the Bhavnagar city, I have surveyed and submitted reports for the damages occurred due to Earthquake and the work has been highly appreciated by the insurance Surveyors and Insurance company officials. I have been categorised by IRDA in Fire, Miscellaneous and Engineering categories.

Presently I am on the list of paneled surveyor of United India Insurance Co. Ltd., New India Assurance Co. Ltd. and Oriental Insurance Co. Ltd.

D As Chartered Engineer:

Since 1999, I render services as Chartered Engineer also. I have submitted the reports mentioning the Material cost & Labour cost that might had been incurred in a particular project to produce before labour commissioner office.

I am also on the list of Panel Engineer for Agricultural Production Marketing Committee (APMC) constituted by Government of Gujarat.

The FERROUS SCRAP COMMITTEE (CONSTITUTED BY MINISTRY OF IRON & STEEL, GOVT. OF INDIA) appointed me as single Valuer in Bhavnagar to take up the Valuations of L.P.G. and the Hazardous waste Godowns which are constructed by Ship Breakers in Alang Ship Breaking Yard - Bhavnagar.

I also posses license to act as "Competent person" under Factory Act -1948, Govt. of Gujarat.

I have written an article on - how to use computer to its optimum capacity to prepare a Valuation report (in Microsoft Excel) named "VALUATION IN EXCELLENT WAY". The same was published in Annual Seminar book of Institution of Valuers- Gujarat Branch as well as in the Annual seminar book of national level (on the event of all India level seminar which was held at Hydrabad on 29-31st of Dec. 2000).
