Job Summary:

The Land Agent role deals with all aspects of Dominion's real estate interests.
-Negotiates and secures legal land agreements (rights-of-way, leases, grants, fee purchases, etc.) between Dominion and affected landowners, whether they are private owners, corporations or government agencies, to permit the construction of facilities.
-Performs title research and investigations for properties Dominion owns or is interested in securing or conveying, such as identifying ownership of surface and subsurface real estate interests for affected properties.
-Acts as liaison between landowner and Dominion.
-Inspects property and utilizes public information and comparable real estate information to determine value.
-Prepares and submits applications for various permits, licenses and bonds (road/railroad crossings, driveway permits, building permits, heavy hauling permits, etc.)
-Investigates damage claims, assesses damages and negotiates settlements.
-Manages land, leasehold or easements rights, working closely with inside and outside legal counsel on questions of drafting, preparation, interpretation of Dominion's property instruments.
-Supervises third party land agents. Senior Level: In addition to the Land Agent duties, the Senior Land Agent coordinates procurement of outside land services, as needed, through the preparation of RFP's, analysis of proposals and awarding of contracts.
-Coordinates efforts of contract land agents on various projects, as applicable.
-Manages project land budgets and prepares regular reports on financial progress.

Qualifications:

Required:
-Prior related work experience;
-Ability to identify solutions to resolve conflicts;
-Demonstrated ability to communicate effectively, speak persuasively and develop rapport internally and externally;
-Experience preparing reports, letters, memos and to maintain documentation;
-Demonstrated ability to plan and organize and work independently;
-Ability to perform calculations and land valuations;
-Ability to interpret maps, plats, blueprints, plans and surveys;
-Experience with operating a personal computer to include strong skills in MS Word. Proficiency in Excel very helpful;
-Demonstrated ability to manage multiple projects; -Bargaining and negotiation experience.

PREFER:
-Knowledge of county courthouse record keeping methods throughout the company system with ability to complete accurate title searches for determining oil, gas, coal, mineral, surface and sub-surface rights;
-Knowledge of varying state and local laws concerning royalty ownership, laws of descent, storage rights and property rights;
-Working knowledge of pipeline construction practices, storage pool operations, current environmental and archaeological regulations and practices and governmental regulations;
-Four-year college degree in related field;
-Working knowledge of probate, contract and real estate laws;
-Knowledge of agriculture and forestry practices.

Education:

Minimum:
-High school diploma or GED.

Preferred:
-Bachelor's degree
