Position Summary:
Responsible for the installation, maintenance, and preventive maintenance of various styles of commercial/industrial doors and door operating systems, primarily overhead doors.
Essential Job Functions:
1. Installs, maintains, and performs preventive maintenance of various styles of doors and door operating systems.
2. Modifies existing doors and operating systems to comply with current fire and buildings codes.
3. May be responsible for direct purchase of parts from vendors and manufacturers.
Other Job Responsibilities:
1. Performs man lift operations and standard rigging, including rigging hand signals.
2. Calculates balance, weight and cable lengths. Installs auxiliary electrical safety devices.
3. Communicates with client on a frequent basis.
Skills, knowledge, Qualifications & Expertise:
1. Five (5) years experience installing commercial/industrial doors or relevant field is preferred.
2. Possess working knowledge of National Electrical Code, pneumatic and hydraulic systems, the NFPA Sec. 80 Codes, and National Building Code pertaining to doors. Skilled in man lift operation and standard rigging practices including rigging hand signals.
3. Calculate balance, weight and cable lengths.
4. Familiar with lever-arm scale, cycle life of re-springing and the installation of auxiliary electrical safety devices.
5. Work with minimal supervision.
6. Experience with direct purchase of parts from vendors and manufacturers a plus.
7. Must be able to work as part of a team; communicate effectively with client, fellow workers and alternate and demonstrate adherence to established safety policies and procedures.
8. Current and valid driver’s license required.
9. Note: Skills tests may be required of new hires to demonstrate core proficiencies of existing employees to advance towards a higher job level.
Education:
1. High school diploma or equivalent (GED) is desired.
Required Training & Certificates:
1. Attend safety meetings, training sessions and impromptu meetings required by organization.
2. Possess beginning to journeyman knowledge and have necessary training and background necessary to perform the functions of Building Maintenance Technician.
3. Have adequate written and oral communications applicable to standards set by craft and organization.
4. Computer skills is a plus and/or commensurate with program and job applications, if required.

Mobility:
1. Employee is frequently required to stand, walk, reach with hands and arms, climb or balance and stoop, kneel, crouch, crawl and sit.
2. Must be able to work from ladders and scaffolds to access areas.
Fine Motor Skills:
1. Frequently required using hands and fingers with sufficient dexterity to perform close, exacting and repetitive tasks.
Hearing:
1. Hear audible safety alarms and warnings.
Visual Acuity:
1. Specific vision abilities required by this job include close vision.
2. Vision must be adequate to perform above listed tasks in a safe manner.
Lifting:
The employee must regularly lift and/or move up to fifty (50) pounds, and occasionally lift and/or move up to seventy (70) pounds.
Communication Skills:
1. Read and understand job descriptions, safety/technical manuals and safety/warning signs, which includes completing employee hiring documents and forms.
2. Sufficient oral communication skills to be able to give and receive oral safety warnings, instructions, and task assignments.
Environment:
1. While performing the duties of this job, the employee is frequently exposed to multi-weather weather conditions.
2. The employee is occasionally exposed to high, precarious places, confined spaces, toxic or caustic chemicals and the risk of electrical shock.
Small Tools:
1. Own and be equipped with the tools on the attached list, if required.
