Manager - Site Acquisition/Cell Site/Tower

Client has an IMMEDIATE NEED for a Site Acquisition Manager with a background in the cellular/wireless communications industry. This is a temp-to-perm position in the Minneapolis, MN area. Candidates must have a background in cell site acquisition and knowledge of the tower industry. Client prefers local candidates.

Responsibilities:

-> Prepare and manage plan, schedule, and budget for each assignment
-> Provides presentations to obtain new business with current and potential clients. Develops new business and manages the change process for assigned clients
-> Provides day-to-day leadership, mentoring and development to the Site Acquisition team, determines staffing requirements and obtains commitments to meet the needs of each project
-> Supervises work of assigned consultants and subcontractors and ensures meeting of defined deliverables. Reviews and approves payment of vendor and subcontractor invoices
-> Assists with the document development such as RFPs, RFIs, and Bids for potential new projects
-> Prepares, reviews and/or approves various reports, forms, correspondence, e-mail messages, logs, budget documents, and group goals and objectives. Ensures quality and completeness of documentation
-> Completes and/or reviews zoning drawings prior to submittal for compliance with public agencies and client requirements
-> Coordinates with tower owners and/or private landlords to negotiate and secure lease entitlements as defined by project scope. Prepares, submits and obtains land use entitlement applications

Requirements:

-> You must have 5 years of Site Acquisition project experience (engineering & construction) related to cellular/wireless communications projects
-> You will need 2 years of supervisory experience in a Site Acquisition role
-> 4 year degree, or equivalent experience
-> Ability to provide quality audits for project and site specific documentation
-> Real estate, sales, or legal negotiation experience (Preferred)
-> Ability to provide effective negotiations
-> Ability to comprehend legal documents such as, but not limited to, legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and CAD drawings
