Superintendent - Construction/HVAC/Mechanical Project 30-34 $/hr

Location: Dover, NJ, USA
Reporting to Project Manager for this construction project 35 miles west of Newark airport. Interviewing in Sept for start date in October for this 10 to 12 months project with potential for follow on projects. Local candidates or candidates able to relocate themselves are encouraged to apply.

Responsibilities:

-> Providing daily, weekly, and monthly reports to Project Manager
-> Lead contact at site for all subcontractors, owner, and company personnel involved with project
-> Safety tasks include following: subcontractor daily Job Safety analysis, stop any unsafe subcontractor work activities and notify PM, coordinate and procure all safety permits for site required by the project owner's internal safety office, maintain worker safety meeting log
-> Work coordination includes following: arrange for access to work sites on property, manage all communications with the customer for work coordination - materials delivery - onsite material storage - use of utilities and equipment at site - vehicle parking
-> Host regularly scheduled subcontractor meetings
-> Coordinate all customer regulated permits for site
-> Document control - catalog and manage the onsite project document library (ie - shop drawings, equipment submittals, and design drawings)
-> Maintain current construction progress reports
-> Report all subcontractor or customer questions or issues to the Project Manager
-> Quality Assurance tasks include following: Inspect subcontractor work for conformance with project specifications, Provide input to an ongoing punch list of subcontractor quality issues, follow company's standard operating procedures manual for construction management

Requirements:

-> Must have 3 to 5 plus years of relevant construction supervision experience
-> Proven knowledge of the operation and installation of HVAC, mechanical, plumbing, and or controls systems are desired
-> OSHA 10 hour or 30 hour certification is desired
-> Time management, project scheduling, and organization skills are needed
-> Proficient computer skills including basic knowledge of MS Word and Excel are required
-> Specialized construction management training and project management training is preferred
-> Must be available for prearranged unusual work hours at any hour of the day to supervise onsite project activities. Normal work hours are 7:30am to 4:30pm
-> Personal vehicle for onsite use is required

Questions you will be asked:

• Describe your proven 3-5+ years of construction Site Superintendent work ? Explain your work with subcontractors and project owners on a daily basis ? How do you handle conflict or issues with site specific work details ?

• Explain a recent project for the installation of HVAC, mechanical, plumbing, and or controls systems when your efforts made the difference ?

• Are you proficient with MS Word and Excel ? Have you provided daily, weekly and monthly reports for Project Managers located off site ?

• Do you have OSHA certification ? Do you have a valid driver-s license and dependable transportation for this site ? Are you able to work different hours when needed ?

• Any experience with energy effeciency projects related to upgrading and installation of HVAC and mechanical equipment ?
