Description: DESCRIPTION: Develops systems and procedures for facility maintenance. Establishes and maintains budgets, standards, adequate staffing levels, and schedules. Makes recommendations to management for improvements to existing operations. Negotiates with subcontractors, as appropriate, for services to ensure optimum efficiency within the complex. Ensures that repairs to and construction of walls, furniture, electrical/plumbing equipment, etc., is completed efficiently and with the least amount of disruption to other employees. Calls on subcontracting services as indicated by time or in-house expertise constraints. Understands and acts upon a master plan for overall outside appearance in landscaping. Tailors landscaping to best take advantage of location, climate, season, etc. Keeps abreast of established community standards. May have responsibility for facilities with hazardous materials on the premises. Ensures that assigned personnel working around hazardous materials are thoroughly trained in and observe all safety measures. Selects personnel; establishes clear and concise work standards and goals; provides training and development; completes performance evaluations; conducts employee counseling, takes corrective action as necessary; approves terminations. Establishes merit budget and originates salary actions, promotions in accordance with salary plans. Completes other responsibilities associated with this position as may be appropriate. REQUIREMENTS: BA/BS degree in related field or applicable discipline, or equivalent or relevant experience. Generally 7+ years experience in field; Typically 3+ years supervisory and/or management experience; Manages and directs work directly or through Supervisors or Professionals leading others. Characterized as implementing and directing programs and processes.
